Buyer Actions
1. Submission of Real Estate Transfer Tax.
This Declaration is prepared by the Notary and is accompanied by the calculation sheets of the objective value of the property. It is signed by the buyer and the seller and is submitted electronically to the Fund Department of the Tax Office to which the property belongs. If the property is outside the areas of objective identification, instead of the value calculation sheet, a Detailed Report is submitted and the value of the property is estimated by the head of the competent Tax Office.

2. In case of Tax Exemption for first residence, the buyer submits to the competent Tax Office:

  • Certificate of Marital Status (even if the buyer is single).
  • Copy of the buyer’s Tax Return of the last two years.
  • Copy of the form E-9, certified by the competent Tax Office. If the form E-9 does not exist, the buyer submits to the competent Tax Office a solemn declaration that the buyer has not submitted the E-9 document.

Seller Actions - Transfer Documents
Before signing the Contract, the Seller is obliged to present the following documents:

FROM THE COMPETENT TAX OFFICE
Tax clearance for real estate transfer.

FROM AN ACCOUNTANT
Electronic ENFIA certificates of the last five (5) years, with the reason "transfer with a burdensome cause".

FROM AN ENGINEER

  • Engineer Certificate of Law 4495/2017 with an autopsy date after October 1st 2021 or Electronic Property Identity Certificate.
  • If arrangements are in place, paid submission to subordination to the law and a layout plan that shows the arbitrariness and has a note from the engineer that it is identical to the one posted on the TCG (Technical Chamber of Greece).
  • Photocopy of the building License.
  • Energy Performance Certificate (EPC).

FROM THE MUNICIPALITY
Real Estate Tax Certificate

FROM THE COMPETENT CADASTRAL OFFICE
Cadastral diagram excerpt and cadastral sheet.

FROM EFKA (SINGLE SOCIAL SECURITY ENTITY)
Insurance liability clearance for the property transfer.

GENERAL DOCUMENTS

  • If the property is leased, the relevant lease document.
  • Photocopy of the Police Identity Card of the seller + profession + Home Address + Tax Identification Number + Tax Office.
  • Photocopy of the Police Identity Card of the buyer + profession + Home Address + Tax Identification Number + Tax Office.
